Where to buy in Île-de-France for
your budget in 2026?
“There is no bad budget, only poorly targeted searches.”
In Île-de-France, price gaps are considerable: about €9,700 / m² on average in Paris, €7,000 to €7,500 / m² in the Hauts-de-Seine, around €3,750 / m² in Seine-Saint-Denis. The same budget can therefore buy a studio in Paris or a large family apartment in the inner or outer suburbs.
With around €200,000, you can aim for a renovated studio in Paris, or a three- to four-room apartment in the outer suburbs: for example, we offered an 80 m² four-room apartment with a storage cellar and parking in Argenteuil for under €240,000.
Around €400,000, the options widen: a two-room apartment in a sought-after arrondissement, or a recent three- to four-room apartment in the inner suburbs, in Ivry-sur-Seine, Saint-Denis or Villejuif. Above €500,000, a family apartment with outdoor space in the Hauts-de-Seine or a house with a garden in Seine-Saint-Denis comes within reach.
Questions to ask yourself before choosing an area:
- What daily commute are you willing to accept?
- Do you need outdoor space or an extra room?
- Are you buying to live in, to rent, or both?
- Does the area benefit from a transport project?
