Île-de-France real estate market:
review of the first nine months of 2026
“2026 was not a year of upheaval, but a year of vigilance.”
After two years of adjustment, the Île-de-France market regained some stability in 2026. In Paris, the average price is around €9,700 / m², up slightly by about 2% year over year. The Hauts-de-Seine stands between €7,000 and €7,500 / m² for an apartment, and the Seine-Saint-Denis remains stable at around €3,750 / m².
The main change came from rates. Around 3.1 to 3.3% in the first half, they rose to 3.5 to 3.75% in October, following the 10-year OAT, which reached 4.94% on October 1. Buyers lost some purchasing power and are negotiating harder.
On the regulatory side, the 2026 budget created the private landlord status and extended the zero-interest loan until the end of 2027, while the new energy rating calculation lifted many electrically heated homes out of the F and G classes.
What we see on the ground:
- Well-located properties with a good energy rating sell quickly
- Overpriced properties stay on the market and end up dropping
- Buyers compare more and view less
- Investors are returning to small renovated units
For the end of the year, caution remains the rule: sellers and buyers alike should rely on precise data for their neighborhood rather than on averages.
