Energy rating 2026:
how the new calculation adds value
“A single letter on a survey can change the sale price by several thousand euros.”
The energy performance certificate (DPE) has become a price criterion in its own right. Buyers, and especially investors, look at it first: since 2025, homes rated G can no longer be offered for new rentals, and F-rated homes will follow in 2028.
Good news for many sellers: since January 1, 2026, the electricity conversion coefficient used in the DPE calculation has dropped from 2.3 to 1.9. In practice, an electrically heated home can move up a class, sometimes without any work. Several hundred thousand F- or G-rated homes are thought to be affected.
If your energy rating dates from before 2026 and your home is electrically heated, it may be worth redoing it before putting the property on the market. We help you assess whether it’s worthwhile and refer you to trusted surveyors.
Where work are still needed, we cost them with our partner contractors. Presenting buyers with a clear quote and a projected post-work rating reassures them and limits negotiation at the offer stage.
